How to compare contractor quotes without comparing apples to oranges
The lowest total can describe the smallest scope. Compare bids only after each contractor is answering the same project questions.
Make a shared scope list
Write one list of rooms, tasks, protection, demolition, installation, finish work, cleanup, and exclusions. Mark where each bid differs.
Separate fixed price from allowances
Two totals are not comparable when one includes finished selections and the other carries low allowances.
Compare the payment schedule
Note how much is due before work, what each payment milestone means, and how much remains for completion and punch-list work.
Compare timing assumptions
One contractor may include material lead time while another starts the clock after delivery. Put the assumptions side by side.
Compare responsibility
Permits, disposal, moving contents, temporary services, finish repairs, and final cleaning can shift cost back to the homeowner.
Compare warranty and closeout
Look at labor coverage, manufacturer warranty handling, inspection, lien-release practices, and the definition of completion.
